15 Easy Tips to Help Sell Your Home

A few minor touches can really make a difference in how fast and what price you get for your home.  You're not likely to get even an offer, a good one at least, unless 1) your home looks well maintained and 2) the buyer's can visualize themselves and their things in your home.  Here's a few easy tips of things to look at when considering selling your own home, almost every home could use a little touching up on something.

Indoors

  • First of all clean your home from top to bottom.  If you don't have time or desire to do so it could definitely be worthwhile to have a professional cleaning service do it for you.
  • Be particularly concerned about odor in your home.  I've heard everything from using deodorizers, burning scented candles to baking bread to make your home smell nice.  I'm of the opinion that if you just open your windows regularly and your home air out so you don't get that closed in feeling that usually works well (in the summer anyway).  If you smoke or have pets that's a start but you'll definitely want to look into the deodorizes as well.  Since you're used to it, it's hard to tell what your home smells like, if you can get a friend or relative that doesn't visit often to give you an honest evaluation on how your house smells don't pass up the opportunity.
  • You may want to consider repainting rooms that look particularly worn or faded.  In some cases it may be better to repaint the whole house but usually you don't really need to. 
  • If you have parts or all of your walls painted in exotic colors you definitely might want to consider repainting to a more neutral color.  Your potential buyers need to be able to visualize themselves in your home.
  • Dripping faucets, squeaking cupboard doors and doors that stick are all minor annoyances that can be a big turn-off to potential buyers
  • Pre-pack as many of your things as you can, including out of season clothes, extra toys, and even possibly some furniture.  If you're anything like me you may like to have plenty of furniture, but for selling your home this can really make your home look a lot smaller than it really is.  If you can move some of it out this can make a lot of difference.
  • Along that same line, stacking all your items in the basement or the garage against the walls will maximize the space in those places.
  • Put most of your kitchen appliances away off your countertop to expose maximum counter space.  Particularly put away any appliances that aren't in very good shape.

Outdoors

  • Fertilize your lawn to make the lawn look lush and green.  Then make sure it gets cut and edged every single week.
  • Trim any shrubbery and remove low hanging tree limbs.
  • Plant flowers in your front yard to add to that initial curb appeal first impression.
  • Remove any debris from your gutters and downspouts.  If they're broken or missing anywhere it would probably be a good idea to replace them.
  • If there's any torn screens on windows or doors, it's a good idea to replace them.
  • Scrape off and repaint anywhere where the paint is peeling.  This makes your home look nicer and will have to be done anyway if your buyers get an FHA loan.
  • Check your front door to see if it needs repainting or restaining.  Also, make sure your doorbell works and is in good working order.
