How to Buy a Home in Utah
Unfortunately, buying a home, or any piece of real estate for
that matter, isn't quite as simple as buying some groceries at
your local supermarket. There's no home buying experience exactly like
another, even with condos or a home development with lots of
houses with the same floor plan, every home is it's own unique
property and goes through it's own unique process of being
bought. There's a number of steps ranging from figuring out
how you're going to pay for it (for most people this involves
the process of getting a loan), to finding that perfect home,
making offers, counter-offers, earnest money, getting home
inspections, home warranties, and a thousand other details.
Honestly it can get more than a little complicated which is why
a great Realtor makes it so much easier. As a buyer, in
virtually all cases it doesn't cost you a cent either. In
case you aren't familiar with it, how real estate commissions work is
that the sellers of a home agree to pay a commission to the
agent who lists their home when the home sells and the listing
agent shares this commission with your agent who helps you find
the home.
This commission is paid out of the seller's proceeds and is
the same whether you work with an agent to help you buy your
home or not. The only difference really is whether you
have someone to help you all the way from looking at that first
home to having the keys to your new place handed to you.
Or you could just wade through it all on your own, deal with all
the headaches all by yourself and hope no one is taking
advantage of you and your unfamiliarity with all the little ins
and outs of real estate. The choice is certainly yours.
